Replacing One System at a Time

Salt shortens equipment life on these islands, and owners often find themselves replacing one unit while another is still sound. We plan the new system around the rest of the house, checking duct size for that zone and whether the old thermostat wiring suits the new equipment.

Seasonal Owners

Many Tierra Verde owners are away part of the year. We can set thermostats, check drains and test float switches before you leave.

Boat Lifts, Docks and Equipment Placement

On Tierra Verde canal lots the condenser often shares space with dock power, lift motors and hose bibs. We look at how close the unit sits to the seawall, whether splash from the canal reaches it and whether moving it a few feet during a replacement would buy years of life.

Written Quotes, More Than One Option

Every proposal lists the equipment, warranty terms and scope in writing. If you want to compare a single-stage system with a two-stage or variable-speed option, we lay them side by side so the trade-offs in humidity control and operating cost are clear.

Islands at the Mouth of the Bay

Tierra Verde sits between St. Pete Beach and Fort De Soto, surrounded by Tampa Bay and the Gulf. Salt reaches equipment from every direction.

Permits and Inspections

We pull the permits the job requires and schedule the inspection. Refrigerant from the old system is recovered properly and the old equipment leaves with us.

Larger Waterfront Estates

Many Tierra Verde houses were built big to take in the water views, and big plans usually mean more than one system. Each unit ages at its own pace depending on how exposed it is to the wind.

Near Fort De Soto

Homes near the park see heavy wind off the Gulf and the bay mouth. Outdoor units there corrode especially quickly.

Related Help in Tierra Verde

If this visit points to more work, see our Tierra Verde ductwork repair and attic insulation pages. We only recommend what the readings support.

Lightning Season

Afternoon storms bring lightning across the bay. Surge protection is worth discussing if boards and capacitors have failed after storms.

Canal Homes

Many homes back onto canals with docks and boat lifts. Condensers near seawalls stay damp and catch spray, so coils and drains need more frequent care.

Raised Construction

Newer and rebuilt homes sit well above grade, with condensers on platforms and air handlers in attics or upper closets. Float switch testing is a priority.

Storm Recovery

Recent storms flooded parts of Tierra Verde. We check equipment replaced afterward for correct drains, wiring and sizing.

Humidity Control

In large waterfront homes, humidity control matters as much as temperature. We check sizing, airflow and fan settings when rooms feel damp.
