Servicing Several Systems

A typical Tierra Verde maintenance call covers two or three condensers. Each gets its own rinse, drain flush and electrical check, and the written report is broken out unit by unit so the one facing the open bay can be compared with the sheltered one by the garage.

Coordinating With Gated Entrances

Several Tierra Verde neighborhoods sit behind a gate or guard house. Letting us know the entry procedure when you book keeps the technician from waiting at the gate, which matters on a drive this long.

Canal Homes

Many homes back onto canals with docks and boat lifts. Condensers near seawalls stay damp and catch spray, so coils and drains need more frequent care.

The Fresh-Water Rinse

For equipment within sight of salt water, a thorough low-pressure rinse of the condenser coil is the most valuable minute of the visit. It lifts the salt film that holds moisture against the fins. We also show you how to rinse gently with a garden hose between visits, power off and never with a pressure washer.

Raised Construction

Newer and rebuilt homes sit well above grade, with condensers on platforms and air handlers in attics or upper closets. Float switch testing is a priority.

Written Notes Every Visit

You receive notes after each tune-up covering readings, corrosion and anything to watch. Over a few seasons they become a record of how the system is aging, which makes the eventual repair-or-replace decision much easier.

Storm Recovery

Recent storms flooded parts of Tierra Verde. We check equipment replaced afterward for correct drains, wiring and sizing.

Humidity Control

In large waterfront homes, humidity control matters as much as temperature. We check sizing, airflow and fan settings when rooms feel damp.

Careful Work

Shoe covers, drop cloths over finished floors and a cleaned-up work area are standard on every Tierra Verde visit.

Larger Waterfront Estates

Many Tierra Verde houses were built big to take in the water views, and big plans usually mean more than one system. Each unit ages at its own pace depending on how exposed it is to the wind.

Near Fort De Soto

Homes near the park see heavy wind off the Gulf and the bay mouth. Outdoor units there corrode especially quickly.

Lightning Season

Afternoon storms bring lightning across the bay. Surge protection is worth discussing if boards and capacitors have failed after storms.

Seasonal Owners

Many Tierra Verde owners are away part of the year. We can set thermostats, check drains and test float switches before you leave.
