Defrost board failures
Strip heat tripping breakers
Reversing valve problems
Short cycling

Mild Winters, Real Tests

Wesley Chapel winters are short, so heat pump problems can hide for months. We run the system in heating mode, force a defrost, measure strip heat and confirm the thermostat is staging correctly. Catching a weak component in the fall beats finding it on the coldest morning of January.

Retention Ponds

Ponds are everywhere here. They add humidity and lush landscaping, both of which affect condensers and drains.

Family Homes

Many Meadow Pointe homes are two-story family houses, where upstairs comfort and airflow balance matter most.

Both Modes, One Circuit

A heat pump uses the same refrigerant circuit for heating and cooling, so we test it in both directions. A unit that cools fine can still have a sticking reversing valve that only shows up on the first chilly morning.

Summer Storms

Afternoon thunderstorms bring lightning and power flickers that damage contactors and boards. A surge protector is worth discussing.

Leaks Before Recharges

If the charge is short, the leak gets found and explained first. Corroded coil joints, vibrating capillary tubes and rubbed line sets are the usual suspects.

Clean Work

We protect floors and stairs, use shoe covers and clean up before we leave.

Straight Answers

If a repair makes more sense than replacement, we say so plainly.

A Planned Community

Meadow Pointe is one of the largest planned communities in Wesley Chapel, laid out in villages with their own entrances, ponds and common areas off SR-54.

Traffic on SR-54

SR-54 and Bruce B. Downs get busy at rush hour, so we plan routes to avoid the worst of it and keep our window.

Cool Mornings

Winter mornings can dip into the 40s, enough to test any heat pump that skipped its fall check.

Written Readings

You get the measurements from every visit in writing for your records.

Townhomes and Villas

Attached homes have tight closets and shared walls. We plan access carefully.

Built in Phases

Construction ran over many years, so a single street can have systems of very different ages and brands. We note model and age on every visit.
