Town ‘n’ Country is west Hillsborough, not a Pinellas coastal story and not the Westchase planned streets next door. Hillsborough Avenue, Webb, Hanley, Memorial. Older 1960s–1980s ranches and split-levels, enclosed Florida rooms, some canal lots toward Rocky Creek. Citrus Park is north. Westchase is next door — that nested hub already exists; this page is Town ‘n’ Country. The Linebaugh shop is close.

AC repair and install on west Hillsborough ranches

West Tampa attics take afternoon sun and hold it. The typical call is a ranch that still cools the living room and loses the west bedrooms, or original flex that has been cooked and re-taped while the condenser gets blamed. We open it up and find the failed part first: capacitor, contactor, drain, coil, board. A change-out because the house is “that era” is not a diagnosis.

When replacement wins, we size for the house after the lanai got glass and the garage became a room. A larger outdoor unit on 1970s duct is how you buy a loud system that still will not cool the back of the house. Citrus Park and Westchase sit in the same heat; the difference here is older stock, not HOA two-stories. Full menu: services.

Same-day when we can. Town ‘n’ Country is close to Unit 40 — Linebaugh, Veterans, the Beltway. Emergency when the house is down and we are available.

Ductwork on original flex and low west-side attics

Carrollwood-adjacent and Town ‘n’ Country still have 1970s flex that has been crushed, cooked, and patched. One return at the hall. A supply dumping into the attic over a west bedroom. Tape where mastic should have been. That is ductwork.

  • Repair: a boot kicked off a bedroom, torn liner, a crushed run over the garage
  • Modify: the enclosed Florida room that got a dump, a return too small after the house was tightened
  • Replace: flex that has gone brittle, a trunk that cannot feed the addition, liner in pieces down the bay

We mastic joints. A starved return will make a new system look weak — that is a duct conversation, not a second condenser. We will not hide a disconnected boot behind a change-out.

Duct cleaning when ranch vents are actually filthy

Garage dust in the return. Registers that have not come off since the last paint job. A system that ran through a floor-job or a roof. Duct cleaning is for gray puff at startup and coated first few feet — not a line item because the ranch is old. Old is not dirty. We look before we vacuum.

Attic insulation on a west Hillsborough one-story

These roofs take sun all afternoon. Batts stop short of the eaves. Fill gets raked into a path to the air handler and never goes back. Thin cover over a west bedroom is why that room never settles. We measure the plane. Blown-in for coverage. Batts where they still belong. Parent: insulation.

Ask for the free combined duct + insulation assessment. A sealed run under a bare west-side attic still sits in the heat. Two line items. Two numbers.

Linebaugh, Citrus Park, Westchase next door

This is Town ‘n’ Country — Hillsborough Ave ranches, not Westchase two-stories and not a Palm Harbor coastal call. Shop is 5008 W Linebaugh Ave Unit 40. Closest unique hub: Tampa. County parent: Hillsborough County.

FAQs

Is Town ‘n’ Country the same as Westchase?

No. Westchase is the planned community next door; that nested page already exists. Town ‘n’ Country is older west Hillsborough stock along Hillsborough Ave, Webb, and Hanley. Citrus Park is north. We treat the house in front of us. Call (727) 353-9293.

Why do the west bedrooms never catch up?

Usually a smashed or leaking supply in a hot attic, one undersized return, or thin fill over that end of the ranch. We check those before we blame the outdoor unit. See ductwork.

Can you get to Town ‘n’ Country same day?

Often. Close to 5008 W Linebaugh Ave Unit 40. Same-day depends on the morning board. Emergency when the house will not cool and we are available.

Do you seal ducts and insulate on the same visit?

We would rather. West Hillsborough sun plus a bare attic is why rooms never settle. Free combined duct + insulation assessment. Ductwork and insulation are separate lines so you see both numbers. Email service@nolanair.com or schedule online.
