AC repair and install along US 19 and the water

Coastal Pinellas is hard on the outdoor unit. Salt air pits coils and cabinets closer to the docks faster than the same condensing unit a few miles inland. We look for corrosion instead of just adding refrigerant and leaving.

Repair is capacitors, contactors, frozen coils, clogged drains, boards that cooked in a tight closet. Install is a different conversation on a waterfront house than on a newer lot off US 19. We size for the house, the glass, and the infiltration — not a square-foot rule of thumb. Palm Harbor and Dunedin are next door. The equipment still has to match this lot.

Ductwork on older waterfront and mixed attics

A lot of Tarpon ductwork was never designed for a closed-up, air-conditioned Florida house. Original metal in a tight crawl or a mashed flex run in a low attic. Waterfront humidity sweats joints. Tape lets go. Boots were never sealed. That is ductwork.

• Repair: disconnected supplies, rusted boots, a section crushed in a low bay
• Modify: a Florida room or enclosed porch that got a dump instead of a real run, a return that was never enlarged when the house was tightened
• Replace: crumbling liner, rusted trunk, or flex that will not hold a seal

We mastic joints. We do not re-tape what the humidity already beat. Tight closets and short runs in older cottages are not a ranch with a wide attic. We price what will actually fit and move air.

Duct cleaning in a humid house

Humidity makes dust stick. If supplies puff at startup, registers are coated, or a run sat open after a repair, duct cleaning belongs on the ticket. It does not belong on every call because a flyer said so. Sanitize when the system is genuinely filthy — not as a default fog. Cleaning a torn run is wasted work. We flag the leak first.

Attic insulation near the water

Pinellas attics hold moisture as well as heat. Matted or thin fill over a waterfront bedroom is why that room never settles even when the unit is running hard. We measure. Blown-in for coverage. Batts on knee walls and odd bays in older roofs. Learn more: insulation.
