Ductwork for Land O’ Lakes bonus rooms and long runs

Pasco does not get a real fall the way a calendar says it does. September and October still cook. The bonus room over the garage, the addition off Collier Parkway, the long flex run that was never sized for that space — those rooms stay behind while the rest of the house is fine. That is ducts, not a new condenser.

Nolan Air works Land O’ Lakes from 23080 Tabak Ln, Land O’ Lakes, FL 34639. We seal with mastic, repair crushed flex, modify starved rooms, and replace what is crumbling. Licensed techs. Upfront pricing. Free duct + insulation assessments.

Still-hot fall, long runs, two kinds of houses

Newer subdivisions off Collier and the HOA streets have long trunk-and-branch layouts into bonus rooms that were on the brochure more than on the mechanical plan. Older lake-side houses have additions that picked up a dump from the nearest supply. Inland Pasco heat is drier than Pinellas humidity and meaner on the attic in the afternoon. Lutz, Wesley Chapel, and Odessa sit in the same pattern.

A system that never shuts off with one hot room is the usual ticket. We check airflow at that register before we talk equipment. Undersized run, leaky joints, disconnected boot — repair or modification. Trunk that cannot feed the addition — replacement of that piece. Full menu: ductwork.

We mastic. We do not re-tape August failures. Static pressure tells us if the return is the actual problem. Plenty of two-stories out here are trying to pull two floors through one small grille.

HOA houses off Collier often have the air handler in a tight closet and the long runs stuffed through trusses that were never a duct chase. We work with what the framing allows. If a modification means a new return in a hallway instead of a new five-ton unit, we will say the cheaper true thing. Older lake houses can have a crawl of flex that has been added onto three times. We map it before we cut so we are not chasing someone else’s leftover dump.

October heat does not care that football is on. If the bonus room is 6° behind the living room, that is the ticket — not a lecture about waiting for January.

On a Land O’ Lakes visit

A tech from Tabak Ln walks the attic and the bonus-room chase. Same-day when we can; morning calls have a better shot. Emergency when the house will not cool and we are available — a hanging duct in a still-hot October attic counts. A planned replacement of crumbling flex is a scheduled day.

Filthy vents are duct cleaning, separate. Thin fill over the bonus room is insulation. Ask for the combined free look so we are not crawling that attic twice.

FAQs

Why is my bonus room hot when the rest of the house is fine?

Usually a long, leaky, or undersized run into a space that was added after the original layout. We measure at the register. That is a modification or a repair more often than a new outdoor unit.

Does “fall” mean I can wait on Land O’ Lakes ducts?

Not here. Pasco stays in cooling weather well after the school year starts. A leak that is dumping air in October is the same leak you will have in May. Call (727) 353-9293.

Can you get to Tabak Ln / Collier same day?

Often, if you call in the morning. We sit at 23080 Tabak Ln, Land O’ Lakes, FL 34639. Peak afternoons fill first. See the Land O’ Lakes hub.

Do you seal and insulate bonus-room ceilings together?

We would rather. A tight run under a bare garage attic still sits in the heat. Free combined assessment. Parent: ductwork. Email service@nolanair.com if you want to send a photo of the hatch.
